Proprietary Reverse Mortgage

Proprietary reverse mortgages — sometimes referred to as jumbo reverse mortgages — are private loan programs designed for homeowners whose property value or financing needs extend beyond traditional HECM parameters.
Because these loans are not governed by the FHA HECM lending limit, they may allow qualified homeowners to access a larger portion of the equity in higher-value properties.

Second Reverse Mortgage

For homeowners who already have an attractive first mortgage — particularly one with a low interest rate — refinancing the entire balance may not make financial sense.
A second reverse mortgage may allow eligible homeowners to access additional home equity while leaving their existing first mortgage in place.
That distinction is important and is the biggest reason I would give this product its own section rather than grouping it under jumbo reverse mortgages.
